The clay that carries the city's name

The Beaumont series is one of the three most widespread high-shrink soils in the county. The soil survey lists League, Beaumont and Labelle as the leading series, and NRCS rates 59% of Jefferson County's 542,897 rated acres very limited for slab homes by shrink-swell, plus 15% somewhat limited. That 74% total ranks 3rd of the 33 metros on this index.

These are coastal prairie clays, highly expansive and poorly drained. Water soaks into them slowly and leaves slowly, so they spend much of the year swollen. A slab built on them rides that swelling, and anything that changes moisture under one part of the house, a leak, a low spot that holds rain, a tree, or a dry spell, moves that part more than the rest.

Poorly drained clay, then a dry year

Because this clay is usually wet, drought hits it harder when it comes. At least half the county was in severe drought on 61 of the last 522 weekly maps, 19th of 33, and 27 of those weeks reached extreme drought. Every one of those weeks came in 2022 or later. 2023 was the worst full year, with 23 weeks, inside a 24-week run from July 2023 to January 2024.

A swollen clay that dries hard shrinks back from slab edges, and the perimeter drops. Brick cracks, doors bind and gaps open under baseboards. When rain returns the soil swells again, but rarely back to exactly where it was, which is why a Beaumont slab can end up both lower at the edges and humped in the middle over a few cycles.

Labor rates close to Houston's

Construction wages in the Beaumont-Port Arthur metro averaged $1,677 a week in 2025 Q2, 8% above the national $1,555, for a labor factor of 1.04, 2nd of 33. That keeps local prices close to Houston's 1.05 and well above Tyler's 0.89. A typical pier here costs $1,900, full underpinning runs $4,700–$31,200, and drainage correction runs $2,900–$12,500. On this clay, money spent on drainage protects any pier work you buy.

Where the policy stops

Beaumont's clay damage lands in the exclusions of a standard homeowners policy: settling, earth movement, expansion and contraction of soil, and wear. Clay that swells after a wet season or shrinks after a dry one is squarely inside that list, so owners here usually pay for foundation repair themselves. A pipe that breaks suddenly and washes soil out from under the slab is the narrow case a policy may treat as covered. Ask your insurer early if a burst pipe is involved.

Before the next repair bill

A home warranty won’t fix a foundation — but it covers the systems around it (AC, heating, plumbing, electrical, appliances), so the next breakdown in your Beaumont home isn’t another four-figure shock.

After a hurricane or a flood

Rita, Ike and Harvey all struck this part of the coast. A storm that floods or saturates the ground leaves this clay at its most swollen, and in the months after, as it dries, slabs can settle in ways that were not visible the week after the water went down. If your house took on water or sat in saturated ground, wait through a season of drying before deciding on a major lift, and have floor elevations taken at both ends of that period. Storm debris and roof runoff that pile up against the foundation also deserve attention, since standing water against a slab on this soil is exactly what drainage correction is for.

Signs worth photographing in a Beaumont house
  • A crack in brick that is wider at the top than the bottom
  • Doors that stuck after a storm and freed up months later, or the reverse
  • Water that stands beside the slab for a day or more after rain
  • A floor that rises toward the middle of the house
  • Fresh gaps where interior walls meet the ceiling

Beaumont clay, flooding and dry-spell questions

Is Beaumont clay really named after the city?

The Beaumont soil series takes its name from the area, and it is one of the three leading high-shrink series in Jefferson County, alongside League and Labelle. These poorly drained coastal clays swell when wet and shrink when dry. NRCS rates 59% of the county's soil very limited for slab homes by shrink-swell, 3rd of 33 metros on this index.

Should I repair my Beaumont foundation right after a flood?

Usually not right away. Floodwater leaves the clay under a house at its most swollen, and the slab can keep shifting as that soil dries over the following months. Fix drainage and any plumbing damage first, then have floor elevations taken at intervals. Once movement settles, a contractor can tell whether piers, at $1,000–$3,100 each in Beaumont, are needed.

Why does my Beaumont floor feel higher in the middle of the house?

On wet coastal clay, the soil under the edges of a slab dries and shrinks during dry spells while the soil under the center stays moist. Over several cycles the edges drop and the middle stays high, which feels like a hump. Piers at the perimeter, plus drainage and steady moisture along the edges, are the usual responses.

Does foundation repair cost more in Beaumont than in Tyler?

Yes. Beaumont-Port Arthur construction wages give a 1.04 labor factor, 2nd of 33 metros on this index, while Tyler sits at 0.89. A full underpinning job here runs $4,700–$31,200. The gap is labor; materials cost about the same in both cities. Beaumont prices are close to Houston's for the same scope.
